A multi-acre Detention “Lake” is sited outside the Master Planned Development, in the adjacent Rural Area, enabling additional Urban development. Yarrow Bay has gone so far as to describe the MPD as not containing detention ponds, while failing to mention to citizens that the detention area exists, but outside the MPD.

There are potential severe impacts to Lake Sawyer, including flooding and decreased water quality both in the lake and in streams throughout the area due to increased phosphorus loading.  Construction run-off is expected to impact the Green River and other local streams.

Water and air quality will be forever adversely affected. Residents will have the long-term responsibility for these problems. To deal with these issues, more regulation will be  needed in the future.. Environmental regulations often produce costly political battles, burden taxpayers, and are difficult to enforce.
